About NEW VILLAGE AT THE FOUR CORNERS          [You Deserve The Truth...PDF ]

Over the past few weeks, Elisabeth McGuire and the Residents First candidates have asked to come into
your homes to appeal for your vote. Unfortunately, when it comes to New Village at the Four Corners, they have been less than honest with you. The only information they have shared with you is misinformation. Mayor Paul Pontieri and the Patchogue 2012 Team want to share with you… the truth.

New Village is not low income or Section 8 housing. Units are geared to those earning $60,000 to $120,000+ per year. In fact, Brookhaven Hospital, Brookhaven National Lab and Stony Brook University have indicated that there is a great need for quality housing for doctors, nurses, professors, high-tech industry researchers and technologists, scientists, administrators and staff. New Village will attract young professionals, families, empty nesters and seniors who want to stay in Patchogue and live in a safe, walkable community. These residents will have an estimated purchasing power of $6.3 million dollars to spend at shops, restaurants and other businesses that support our local economy.

There is a plan for owner occupied housing in New Village. There are 51 market rate units that are specially designed to allow for conversion to owner occupied units when market conditions improve.

TRITEC has secured the funding for New Village. Despite what the opposition is telling you, this $100 million dollar investment is funded and ready for phase one construction to begin. TRITEC has already spent over $20 million dollars to purchase the properties and restore 31 West Main Street.

Construction has been held up by an Article 78 action. Two individuals, including Elisabeth McGuire, and seven businesses are suing the Village of Patchogue to stop the project. Think about this: There are over 12,000 residents and nearly 500 businesses in the village, and yet a handful are delaying progress.
TRITEC did not “bait and switch” the hotel at the eleventh hour. The Mayor, Trustees and members of the Planning and Zoning boards were aware of the change in plans as early as December 7, 2009. TRITEC advised that 20 hotel groups were targeted, but none were willing to make the investment, thus taking the hotel out of the plan and replacing it with 51 market rate rental units. The revised plan was submitted to the Village board November 2010 and approved by the Village Board on March 16, 2011, over 16 months after learning that there would be no hotel.
Why haven’t they demolished the old Swezey’s building. The Article 78 lawsuit prevents TRITEC from demolishing the building. In the unlikely event that these legal issues persist, TRITEC may be forced to lease the property as it currently exists to minimize the financial impact caused
by the delays.
The impact on the local economy will be significant. New Village residents will generate over $935,000 in estimated retail sales for the Patchogue area with an increase of over $620,000 in estimated sales taxes. This will create a significant boost to the local economy, attract new businesses and create much needed jobs. New Village will increase the value of your home. Patchogue Village will become a destination that will attract professionals and working families who want to live in a community that offers a vibrant downtown with a wide variety of amenities including new retail shops, restaurants, entertainment and employment opportunities.

New Village will create over 1500 jobs. These much needed employment opportunities include 850 construction jobs and 260 full time jobs once the project is complete. In addition, there will be a secondary employment impact of 450 additional jobs in the community. Projected payroll with full time jobs is $12 million dollars with a secondary earning impact of over $21 million dollars.
TRITEC has built many successful real estate developments. From New York to Washington DC and Virginia, TRITEC has built some of the most successful residential, retail, industrial and medical developments on the east coast. New Village will not burden our school system. It is estimated that only 33 school-age children will reside at New Village. The Patchogue- Medford School district will benefit from the nearly $400,000 in net property tax gain.
The Carnegie Library will be preserved. This important piece of Patchogue history will be moved by TRITEC and relocated to West Avenue at no cost to the taxpayer. Once there, it will be restored and once again serve to benefit the Patchogue community.

Finally… Our opponents do not have a plan for the Four Corners. They are trying to persuade you with gross misinformation and false promises that they will stop New Village and renegotiate a new plan. This is simply not true. If they are elected, all they will do is delay construction of this $100 million dollar investment. Their irresponsible and politically motivated actions will result in a severe downturn in the local economy, cause businesses to close up shop, create empty storefronts and blight, drive away investors, lower your property values, and put a stop to progress and the continued revitalization of Patchogue Village.
These are the facts. When Elisabeth McGuire and the Residents First candidates knock on your door, show them this ad and challenge them. Let them know that you know the truth about New Village at the Four Corners.
